What is an EPC?

An Energy Performance Certificate is produced after a property has been evaluated and graded on its energy performance. It is an official document that not only explains why a property is performing at its current level, but offers solutions as to how to improve the energy efficiency and subsequent rating.

EPCs are a really good indicator of how naturally warm and insulated a property is, and therefore how much they may cost to heat in the colder months.

EPCs grade the property from A (most efficient) to G (least efficient) and benefit the UK in two ways: they tell people how they can improve their home’s energy efficiency to keep it warmer and more cost effective, which in turn reduces that homes’ carbon footprint.

Landlords and EPCs

Landlords need to be aware of MEES (Minimum Energy Efficiency Standard). 

Minimum Energy Efficiency Standards came into effect in April 2018 and mean that most rented properties in England and Wales must meet a minimum EPC rating (or undergo work to be improved to that minimum rating) for itto be rented out legally.

From April 2023, landlords cannot continue letting a non-domestic property that has a rating of either F or G. For those landlords who fail to comply in time, fines of up £5000 for domestics properties, and £150,000 for non-domestic properties could put a serious dent in their business.

What is involved in an EPC survey?

If it can effect the way your home either generates heat, or it’s ability to retain it then a thorough EPC survey will assess it, giving you an in-depth overview of your property’s energy performance and how it can be improved.

Every home is different, but a modern EPC report will focus on your boiler, heat pump or solar heating arrangements and grading them accordingly based on their efficiency level and how ‘green’ or environmentally friendly it is. It will also look at the structure of your property, assessing the windows to see if they are double glazed and still functional, before moving on to assess loft, wall and under floor insulation.

Depending on the size of your property, this can be done in less than 2 hours, or a little longer if you have a large property or require a commercial EPC. If time allows, we’ll even publish your new EPC rating the same day.

EPC FAQs

  • An EPC lasts for 10 years or until you make changes to the property that would invalidate it and require a fresh assessment.

  • Minimum Energy Efficiency Standards became effective in April 2018, an if you are a landlord, you cannot rent out a property that is not at least E rated (leases between 6 months and 99 years). There are steep fines for landlords that do not comply.

  • This depends on the circumstances. If you are just a homeowner with no plans about moving, then having an EPC is not currently a legal requirement. However, if you wanted to sell your home then you would need an EPC to list the home for sale. Likewise if you are a Landlord, you would need an EPC that shows the property achieves MEES (Minimum Energy Efficiency Standards) before you can rent.
